All of our total square footage figures represent heated floor only taken to the outside frame line..
They do not represent two-story, vaulted spaces, garages, unfinished areas and basements.
No plumbing or mechanical plans are included. These should be obtained from a local engineer to ensure mechanical equipment
is sized correctly for your regional building codes and climate conditions.
All of our plans are designed to meet the requirements of Standard Building Codes in effect at the time and place the
plan was drawn. Codes are subject to change. We cannot warrant compliance with any specific codes or ordinances.
The purchaser should ensure that the plans comply with all applicable building codes and are suitable for a particular
site, including any subdivision restrictions, before actual construction begins. Because we have no control over the selection
of your builder, or other professionals, we cannot be responsible for the advice or assistance you receive from them or for
the methods they use.
After you receive your plans, we recommend that you have an architect or engineer in you area review the plans before
actual construction begins. We retain the copyright to all of our plans and we will release the copyright when a reproducible
vellum or CAD file is purchased. The copyright is released for a one time modification of the plan. In house modifications
are available upon request.

the daylight areas and windows and doors are located at the rear of the home, unless noted. The basements are designed to
use 2x6 load bearing walls as structural support. The foundation walls are designed as 10" poured wall construction at
a height of 9'-0". Our basements are designed as finished spaces. However, the basement square footage is not included
in the overall heated square footage of the house.
Slab Foundation Plan: The Slab Foundation Plan provides the location of thickened slab areas for wall support and plumbing
locations.
Crawl Space Foundation Plan: The Crawl Space Foundation Plan is included with most plans. Pier and pilaster sizes and
locations, framing joists, girder, access and vents are shown on Crawl space plans.
